We will discuss your preferred timeline, budget parameters, design preferences, and any considerations around the Active Investor Plus visa. This conversation happens in Dubai, in person or privately, at your convenience.

Nothing is committed at this stage. This is simply the beginning of understanding whether Rooney Estates is the right partner for your goals.

Step 02

Land acquisition

Queenstown Lakes is one of the most tightly held land markets in the southern hemisphere. Premium sections — those with genuine privacy, outlook, and architectural potential — rarely reach public listings. Rooney Estates maintains relationships with landowners, developers, and section holders across the district, giving our clients access to opportunities that are not publicly available.

We present you with curated options, each assessed for orientation, views, solar access, privacy from neighbouring properties, infrastructure access, and potential for architectural impact at the scale your investment demands.

Land acquisition is handled by our New Zealand team. You do not need to be on the ground.

Step 03

Bespoke design

Working with Lucid Design and a select group of New Zealand's leading residential architects, we develop a home that is designed around three things: your lifestyle, the natural character of the land, and the investment level you are committing.

There is no template. Every spatial layout, material palette, and interior specification is created from a blank page. Design briefs are developed through structured conversations — we translate your vision into an architectural language that Queenstown Lakes' planning environment will support and that your investment level will realise.

You will review and approve the design before a single cost is committed.

Step 04

Fixed-price build proposal

Before you commit to construction, Rooney Estates presents a detailed fixed-price build agreement. This document specifies every element of the build — materials, finishes, structural specifications, timeline, and the complete cost. Nothing is left open-ended.

For offshore investors, cost certainty is non-negotiable. We have structured our process specifically so that you have complete visibility of the investment before making a final commitment. There are no variations. No hidden costs. No surprises after the contract is signed.

This stage typically takes 4–6 weeks following design approval.

A fixed-price agreement means the number on the contract is the number you pay. Our build partners underwrite this commitment.

Step 05

Construction

Construction is managed entirely by the Rooney Estates New Zealand team. Our build partners bring master-level craftsmanship to every project, with climate-appropriate construction methods and high-end material specifications suited to the Queenstown Lakes environment.

Progress is tracked consistently and reported to you on a regular schedule — photographic updates, milestone sign-offs, and direct access to our project manager. You are informed at every stage without needing to be present.

Quality inspections are conducted by an independent third party at key construction milestones. Your investment is protected throughout.

You will receive regular progress reports with photographic documentation. Your project manager is reachable directly — in your time zone.

Step 06

Handover

Handover is the moment your New Zealand estate is complete. We conduct a final inspection alongside an independent building inspector, issue the Code Compliance Certificate, and hand you the keys to a home built exactly to specification.

For clients pursuing the Active Investor Plus visa, handover also marks the satisfaction of your direct investment condition. Our immigration advisory partners ensure the necessary documentation is in order.

Rooney Estates remains available after handover for property management introductions, further land acquisitions, or any aspect of settling into Queenstown Lakes.

Handover is not the end of the relationship. It is the beginning of your life in New Zealand.
